Foundation drainage and moisture control

On shrink-swell clay, water management around the house does as much to keep a foundation still as any pier. Here's what helps.

Expansive clay moves when its moisture content changes, so the goal around a foundation is even moisture: not soaked, not bone dry, and about the same on every side of the house. TDLR's technical bulletin on foundations over expansive soil says water must drain away from a house on all sides and points to drainage, plant choices, sprinkling habits and long-term maintenance as the things that limit swings in soil moisture.

How can I tell drainage is part of the problem?

  • Downspouts that empty right beside the slab
  • Flowerbeds edged so they hold water against the house
  • Soil that slopes toward the foundation, or a patio poured so it drains back to the house
  • Wide cracks in the ground next to the slab in late summer
  • Puddles that sit along one wall after a storm
  • Standing water in a pier-and-beam crawl space

What fixes are common?

  • Gutters and downspout lines that carry roof water well away from the house, often in buried pipe to a pop-up emitter or to daylight
  • Regrading so the soil falls away from the foundation on every side
  • Surface drains and French drains for low spots and side yards that hold water
  • Crawl space drainage for older houses where water runs under the floor
  • Even watering in long dry spells, using a soaker hose a short distance from the foundation instead of flooding one side

Do trees matter?

They can. Large trees close to a house pull a lot of water out of the clay in summer, and one side of a slab can drop as the soil dries under it. Root barriers are sometimes part of a repair plan. Talk with a certified arborist before removing a big tree near the house, since taking one out also changes how much water the soil holds.

What about leaks?

A leaking supply or sewer line under a slab can feed water straight into the clay and make it swell. Signs include a water bill that climbs for no reason, a warm spot on the floor, or the sound of water running when every fixture is off. That's a call to a licensed plumber before a foundation crew.

Does drainage need a permit?

Some drainage work, especially anything that changes how water leaves your lot or ties into a street, may involve the city. Temple, Belton and Killeen each run their own permit offices, so ask before regrading or running lines toward the street.

We don't quote prices. The contractor prices the work after taking floor readings and working out why the house is moving, and any number offered before that is a guess.

Common questions

Should I water around my foundation?

In long dry stretches, even watering a short distance from the foundation can help limit shrinkage in clay. Steady moisture all the way around is the goal, not soaking one side.

Do foundation companies do drainage work?

Many install gutters, downspout lines, grading and drains, or bring in someone who does. Ask whether drainage is included in the bid or priced separately.
